In June 2018 Investigator A.J. Keirn received a telephone call from Mrs. Penny Mosley of Fleming Island, Florida who explained that she had not been in contact with her brother, Clarence Blair Steele, since March 2018. Mrs. Mosley indicated that she was unable to contact her brother by cell phone and learned that he had been evicted from his apartment in Round Rock, Texas. Mrs. Mosley expressed concern for her brother’s welfare and wanted to offer him a place to live.
Investigator Keirn, during the investigation, was able to utilize an assortment of databases to determine Mr. Steele’s daily activity. On Friday, July 20, 2018 A.J. Keirn Investigations, LLC is happy to announce Mr. Steele was located in Round Rock, Texas.
After the happy reunion Mr. Steele plans on returning to Fleming Island, Florida to live with his sister.
Require all prospective tenants to fill in a rental application form. This form will provide you with the necessary information to carry out a background and credit check. Ask for current contact details, the names and addresses of current and previous landlords and employers, social security number, driver’s license number and bank account numbers for credit check.
Include a credit report authorization form with the rental application. Section 604 of the Fair Credit Reporting Act requires that landlords ask permission before running a credit check. Of course, a landlord can deny a consumer the ability to rent if he or she does not wish to authorize a credit check. Landlords, not the credit reporting agency, are responsible for requesting and recording credit check authorizations.
Run a credit report for your applicants with all three main credit reporting bureaus: TransUnion, Experian and Equifax. Credit reports will tell you about your prospective tenant’s credit history: foreclosures, bankruptcies, unlawful detainer lawsuits, evictions and other credit-related public record events. They will also provide you with a credit score for each applicant. The credit score rates the financial reliability of the consumer; the higher the score the better.
Hire a company to conduct a background check on your applicants. A background check can include a state and national criminal report, a sex offender database search and prior address history verification.
Contact your applicant’s current and previous landlords to ask for references. Call the current employer to confirm income, and question other references to make sure the information provided on the application form is correct.

When asked what I do as I private investigator I can respond in a number of ways. A few of the routine services that I provide are the following:
I provide support for criminal defense attorneys. This consists of reviewing the case, and interviewing witnesses, who may have been reluctant to speak with the police, but feel they need to give a statement.
I provide support for family law attorneys. This consists of serving civil process. Occasionally, I’m asked to conduct surveillance on an estranged spouse and document their activities. Usually, what the opposing party is wanting to know is if the estranged spouse is having an affair.
I also assist families with child custody cases. In a lot of these cases the judge provides a set of parameters that parents have to follow. If the parameters are not being following by the opposing parent then I will be hired to document what is occurring while the child is in that parent’s custody.
Lastly, I provide support for personal injury attorneys. This consists of obtaining documents, interviewing witnesses, and either photographing a scene or the client’s vehicle.
These are just a few services that I perform as a private investigator.
